Pay Attention to These Things When Your Neighbor Lists

Has your neighbor recently listed their home? After you spot that for sale sign, this is an opportunity to find out more information about your neighborhood, your competition, and even your own house. Here are five things our real estate agents recommend you check out, especially if you plan on listing your home in the near future.

  1. Who is listing the house? 
    Is it someone who specializes in your neighborhood, for instance? It might not be a bad idea to have a conversation with your neighbor's real estate agent. See how well they know the area and if they have any recommendations.

  2. How similar is their home to yours?
    If you've never been inside your neighbor's house, go to the open house or ask if you can schedule an appointment. Another option is to view the listing photos online. If you do attend the open house, while you're there, consider features such as square footage, floor plan, number of rooms and bathrooms, and how updated their home is compared to yours. Taking a look around can tell you whether your home is comparable to theirs, so you know whether you can use their final sale price as an indicator for what your home might be worth.

  3. What does your home look like from a neighbor's point of view?
    Before you go into your neighbor's house, stand on the walk and look over at your house. Try to view it as a prospective buyer or a neighbor would. Take a look at your house from the neighbor's windows and backyard, too. What would you think about your house if you were a homebuyer visiting your neighbor's home? 

  4. How does the sale go?
    Continue tracking the listing, and note important details such as how long it takes to sell and what the final sale price is. If it sells within days, for instance, now might be an excellent time to list your home, too. If it takes weeks or months to sell, on the other hand, it might benefit you to wait out the slow market and list once home sales in your area pick up more.

  5. Is this an opportunity to work together?
    If you were about to list your own home, consider whether your neighbor's listing is an opportunity to work together. Rather than viewing your neighbor as competition, for instance, consider the ways in which your homes are different. You and your neighbor could use the same agent or encourage your agents to work together. Not all Richmond homes for sale are the same, and your two homes may have important differences that set them apart and make one or the other more appealing to specific buyers.

Participating in a 5K or marathon is a great way to get some exercise as you train for and then run or walk in the event. You'll also be able to meet other people as you race and socialize afterward and get to see some beautiful local scenery. Our real estate agents suggest checking out these upcoming fun runs scheduled in Central Virginia this summer and fall:

  1. Give a Dog a Job 5K – Sept. 18, 2021 – Main Line Brewery, 1603 Ownby Ln., Richmond, VA 23220
    The Give a Dog a Job 5K, held near Richmond homes for sale, offers a virtual and in-person option for the 5K. If you participate in person, you'll also be able to enjoy music, prizes, and vendors. Bring your pup along to get some exercise with you as you run, walk, or roll since 100% of race proceeds go to Canine Companions for Independence. This organization trains feeds, and provides veterinary care for highly trained assistance dogs who will be given free to adults, children, and wounded veterans who need them.

  2. Virginia Brewery Running Series – Sept. 18, 2021 – Steambell Beerworks, 1717 Oak Lake Blvd., Midlothian, VA 23112  
    The Virginia Brewery Running Series consists of courses – all around 5K – that start and end at local breweries. In Midlothian, the race is set at Steambell Beerworks, a popular brewery located near Midlothian homes for sale. As a reward for racing, you'll get a free craft brew and a collector's pint glass or seasonal swag item. At least 10% of the proceeds from this race will go to REACHcycles, a local non-profit that provides adapted cycles to children and veterans who need them.

  3. Colonial Relay/70 – Sept. 25, 2021 – Courthouse Park, 7232 Courtland Farm Rd., Hanover, VA 23069
    The Colonial Relay/70 is a one-day relay race designed for teams of 2 to 6 people who split the race's 12 legs. Teams provide support vans for runners to use at drop-off and pick-up points along the way. The race is meant for everyone from serious runners to casual joggers, and the course is run over 70-plus miles through the heart of Virginia, starting near Hanover homes for sale and ending in historic Williamsburg.

  4. Pocahontas Trail Festival – Oct. 23, 2021 – Pocahontas State Park, 10301 State Park Rd., Chesterfield VA 23832  
    Runners have their choice of several distances – marathon (as a single runner or as a relay), half-marathon, and 10K – at the Pocahontas Trail Festival. This race loops through Pocahontas State Park, a picturesque location near Chesterfield homes for sale. Good footing is available most of the way since some new trails have been built.

  5. Healthy Kids Running Series – May 23-June 20, 2021 – Quioccasin Middle School, 9400 Quioccasin Rd., Richmond, VA 23238  
    A fun event specifically for kids! The Healthy Kids Running Series is a 5-week program designed to help kids pre-K through the 8th grade develop healthy exercise habits. The five runs are conducted in Richmond, close to Glen Allen homes for sale. Events include the 50-yard dash, 75-yard dash, quarter-mile, half-mile, and 1-mile run. Kids earn points throughout the races, and those with the most points at their distances will win trophies.

Renovating? 5 Tips to Keep Your Pets Safe

Home renovations can be stressful for the whole family, as you shift furniture out of the way or temporarily lose access to important parts of the home. It can be especially hard on the furry members of your household, who struggle to understand why their favorite spot by the window is suddenly off-limits. But with some careful planning and reassurance, you and your pets can get through the renovation process comfortably. Follow these tips to make the process less stressful for your pets. 

  1. Communicate With Your Contractors
    Ask the contractor what areas of the home the workers will need access to for the renovation and for approximately how many hours of the day. Note that this may change slightly, as projects can take unpredictable turns. But you'll be able to know which areas of the house to keep your pet out of most of the time. Let them know how many pets you have and where they will be while they are working. Clear communication will help ensure your pet isn't let out of the house accidentally while the renovation is in progress. 

  2. Give Them a Spot 
    Choose an area well away from the noise and mess for your pet to seek refuge. This area should have their food, water, favorite toys, and a bed or blanket. Your bedroom may be the best room for this, but if yours is one of the Richmond homes for sale getting a new master bath downstairs would be better suited for your pet's space. 
     
  3. Take Them Away from the Noise
    Getting out might be the best strategy for large or noisy projects. Visiting a pet-friendly store is a great chance to get a new treat or toy as a reward for putting up with all the mess. Stop by a dog park, or if your backyard isn't full of lumber and tools, a day closer to home might work well. If your renovation project is extensive or your pet is especially nervous around strangers, you may want to consider boarding your pet for a portion of the project's duration. 

  4. Don't Forget Their Routine
    Change is always stressful, and the antidote to stress is routine. As much as possible, keep feeding times and other important rituals as closely as possible. Remember to take them on their daily walk or other activities they enjoy.

  5. Examine the Space
    When the work is completed, do a thorough inspection of the area. Look for small tools or bits left behind that could harm your pet. Make sure there are no chemicals left behind, and any paint or lacquer is at least dry to the touch. The "after" of a home renovation looks amazing, but for a pet, it's a maze of unfamiliar sights and smells. Ensure that these aren't overwhelming as you and your pet get used to the new look.

Fireplace Safety Guide to Follow This Winter

Fireplace Tips

One of the best ways to warm up this winter is to curl up by the fireplace with a good book. A fireplace adds a cozy touch to your home in colder weather, but if it's not maintained and used properly, it can pose a fire hazard.

Our real estate agents suggest the following fireplace maintenance and safety tips you need to know this winter:

  1. Have your fireplace inspected and cleaned annually
    Creosote and soot – byproducts of fires that aren't burning efficiently – can build up and coat the inside of your chimney. Once this happens, these substances can catch fire. To prevent this from happening, call a professional to clean and inspect your chimney before using it this season.

  2. Take care of ashes properly
    After using your fireplace, take care of the ashes properly, so a smoldering one doesn't start a fire. Don't vacuum them up because live coals can still remain and could cause a fire in your vacuum cleaner bag. Instead, remove them from the firebox by using the ash dump or scooping them out from the firebox once the ashes are cold. 

  3. Use a non-flammable rug
    Buy a non-flammable rug – which you should be able to find at a fireplace supply store – to put in front of your fireplace. That way, if sparks fly out, they won't damage your carpet.

  4. Protect your kids
    Never leave a fire unattended if you have children in the house. Now's the time for them to learn to stay away from the fireplace as well as the tools you use for it.

  5. Test your smoke and carbon monoxide detectors
    Make sure you have enough working smoke and carbon monoxide detectors in your home. This will help your family stay safe in case of a fire or if there's a buildup of carbon monoxide – an odorless, clear, and tasteless toxic gas. Smoke and carbon monoxide detectors should be tested monthly, and their batteries should be replaced annually.

  6. Your fireplace should have a door
    Make sure your door has a tight-fitting door rather than a screen. A door will keep sparks inside the fireplace, while a screen may let some escape.

  7. Check the flue or damper
    Before starting a fire, check your damper or flue to make sure it's open by looking up into your chimney with a flashlight or mirror. It should remain open to let smoke out of your house, so keep it that way until all the embers have stopped burning.

  8. Use wood that's dry and well-aged
    Avoid using wet or green wood in your fireplace. These woods cause more smoke and make more soot build up in your chimney.

  9. Keep the area around your fireplace clear
    Keep all flammable items – including draperies, newspapers, and furniture – away from your fireplace. If they get too close, they could catch fire from a sparking ember.

  10. Never leave a fire unattended
    Never fall asleep or leave your home with a fire burning, even if it's just for a brief moment.

  11. Keep a window cracked
    If you can, leave a window slightly cracked when you have a fire going. That way, you'll be keeping the room ventilated and give any smoke or gasses a chance to escape.

Try These 5 Painting Tips From the Pros

Nothing livens up a room quite like a fresh coat of paint. If you're getting ready to list your home for sale, or just simply improving your living space this winter, painting a room can have some major benefits. In addition to improving aesthetics, paint also prevents dust build-up and keeps out moisture. While painting a room is a relatively simple home improvement project, there is a good bit of skill required. If you're getting ready to paint a room in your home, consider these 5 tips from our real estate agents.

  1. Properly Prepare Your Surfaces
    Painting before properly preparing and inspecting your walls is a common mistake. If you want a perfect coat of paint, your walls should be as smooth as possible. Take the time to sand rough spots, fill cracks and holes with putty, and thoroughly clean your walls prior to painting. Wash any greasy spots with soap and water. Remember, painting over a dirty surface can result in premature peeling. 
  2. Maintain a Wet Edge
    Applying wet paint over partially dry paint can result in lap marks or uneven layers. The trick to avoiding lap marks is maintaining a wet edge. In other words, always be sure your roller overlaps with the previous stroke before it has a chance to dry. You'll want to make sure you're always painting an entire wall at once. Simply move the roller up and down the height of the wall, while slightly moving over with each stroke. Also, reload your roller frequently so it doesn't become dry.
  3. Protect Your Baseboards From Drips 
    Masking tape can go a long way towards helping to keep your trim safe from dripping paint. Be sure to clean any dust or dirt from your trim or baseboards before applying the tape. Then, simply apply the tape over the edge of your baseboard and press it against the wood with a putty knife. We recommend using tape that is at least twice as long as the trim.
  4. Buy Quality Supplies
    The quality of your paint, brush, and roller can have a major impact on the quality of your finished product. Cheap materials might be appealing, but using them may result in you having to repaint sooner than you expected. Good paint is easier to apply and it lasts longer. Also, good paint often requires fewer coats to get the job done, which can ultimately save you money.
  5. Wash and Wrap Your Rollers
    Always wash your roller before using it. Excess fluff or fibers can stick to your wall while you're painting, so it's best to rinse your roller off before you begin. Simply place the roller under running water and move your hand up and down to remove any extra fluff. Once you're done for the day, use a plastic bag to securely wrap your roller and brushes, especially if you're planning to paint more the next day. This will help ensure your materials don't dry out overnight.

The 4th of July isn't the only major celebration that goes on in Hanover in July.

The Hanover County Tomato Festival is Coming Your Way on July 14

Virginia's Eastern Shore is the biggest hub of tomato-focused agriculture, but it can be found all throughout the state. Hanover County has the distinction of being home to the most popular tomato-based event: In fact, this year will be the 40th Annual Hanover Tomato Festival.

It's taking place on Saturday, July 14 in Pole Green Park, Mechanicsville.

Every year, the event showcases the best that tomatoes have to offer. Tomato tastings are the centerpiece of the event, but attendees will also enjoy live music, vendors, contests, and much more. It's a fun, festive, family-friendly atmosphere.

There'll even be a special cooling station for pets – Bow-Wow Beach – and an area with lots of exciting activities for kids 12 and under. With that care and attention to detail, there really will be something for everyone ... even if you (gasp!) don't like tomatoes.

More than 150 artisans and businesses will be on hand with merchandise including apparel and art.

If you can't get enough of tomatoes, then stop in early on Friday, July 13 to get your foot in the door with "Tomato-Palooza." The highlight that day is tomato-first cuisine, including food trucks using locally-sourced tomatoes in iconic dishes.

Large or small, Virginia's communities have so much to offer that it's hard to choose one to settle in. One of the most attractive things about the state is how history seems to come alive in so many ways. Every chapter in the nation's history has played out in the Commonwealth of Virginia.

There's perhaps no better example of this than Hanover Tavern in Hanover County, VA.

Hanover Tavern is a Unique Glimpse Into Colonial America

Located right in Hanover Courthouse, Hanover Tavern is the direct descendant of the original tavern that was licensed to stand on the spot all the way back in 1733 – more than 40 years before the signing of the Declaration of Independence. As taverns go, it's one of the oldest in the United States.

It's not surprising, then, that Hanover County locals throughout the centuries have worked hard to maintain and protect it. Not only has so much of its history been preserved, but it has actually continued to function as a tavern for much of the time it has stood.

The story of Hanover Tavern started through necessity.

One of the Epicenters of Virginia Community Since the Start

In the country's early history, the vast majority of people lived in rural areas. The population was so sparse that it was only necessary to hold court once a month in most places.

The judge and those with legal complaints would typically travel from very far away. With that in mind, a tavern was a crucial part of giving them all good food and a warm bed. Stables and other amenities were needed for the large stagecoach teams.

The Hanover Tavern was the solution and has been a fixture of the community ever since.

Since opening its doors 284 years ago, this unique landmark has had many famous guests.

During the Revolutionary War, the Marquis de Lafayette and several of his comrades stayed at the Hanover Tavern. Likewise, George Washington wrote diary entries about it. We know that he stayed at the Hanover Courthouse complex at least twice. Patrick Henry once lived there, and the Patrick Henry Tour – known as Road to Revolution – is a popular attraction even today.

Throughout the Civil War, the Hanover Tavern gained even more importance. It entered the National Registry of Historic Places and became one of the keystone sights on the various Civil War tours and trails. As time went on, more and more notable people passed through.

Some of these include literary giants Edgar Allen Poe and Charles Dickens.

The Hanover Tavern Today: A "Must See" For History Lovers

Today, Hanover Tavern – and Hanover County in general – is still welcoming guests.

The Tavern offers seasonal menus showcasing local favorites like the lunch brisket sandwich, duroc pork, and shrimp and grits. All year around, you can get tavern fare with a distinctive local flourish that's helped the Tavern command rave reviews online.

No matter when you visit, you'll also find a full calendar of events at the Tavern. Businesses and community groups alike use it. Adult education in things like painting and handicrafts are held frequently.
