Our real estate agents are always excited to watch the Richmond Flying Squirrels play on their home turf, and with the 2022 season well underway, it's definitely time to play ball. Here's what you need to know about our local team!
Meet the Flying Squirrels
RVA's own minor league baseball team is the Richmond Flying Squirrels. Part of the Eastern League, the Squirrels are the Double-A affiliate of the San Francisco Giants, and they've made their home at Richmond's Diamond stadium since 2010.
The Flying Squirrels have plenty of home games coming up. In June they'll be facing off here in Richmond for a six-game series against the Erie SeaWolves from June 7-12, before taking on the Portland Sea Dogs for six more games from June 21-26.
And the season is far from over! The team usually plays 71 home games at the Diamond every year, so you'll have plenty of opportunities to see the Squirrels play well into fall. Check out their full schedule here.
About the Diamond
Built in 1985, The Diamond has been the home of the Flying Squirrels since they started their tenure in Richmond.
The Diamond seats up to 12,134 people (seating for Flying Squirrels games is 9,560) and is located within minutes of many Richmond homes for sale. It's not uncommon to find it close to full capacity during home games, so be sure to get your tickets in advance.
Fans have a lot of fun seating options in The Diamond as well as several spots to grab some food and drinks, including Rosie's Bistro at the Bullpen and Brewski's 804 Corner Cantina. The Cross Timbers Party Pavilion offers an all-you-can-eat buffet with a great view of the action from just outside right field.
Other Things to do Nearby
The Diamond is located in an area known as the Diamond District, which is an area of Richmond poised for redevelopment and revitalization. Nearby neighborhoods have seen a ton of urban renewal over the last decade, and the neighboring Scott's Addition Historic District is one of Richmond's most vibrant neighborhoods.
Lots of industrial spaces near the stadium have been repurposed in recent years. Craft brewing, in particular, has exploded. Hardywood Park Craft Brewery, Castleburg Brewery, and Main Line Brewery are all minutes away from the stadium and are popular game-day hangouts.
The Diamond also hosts other events throughout the year. The weekly PopUp RVA Market at the Diamond takes place every Saturday from April through October, and The Diamond Flea Market is a monthly event, usually happening on the third Sunday of the month.

The last few years have made people rethink where and how they work. It comes as no surprise that the number of coworking spaces and people who use them has skyrocketed in 2021.
In all fairness, coworking was already a major trend before the pandemic changed everything—the number of flexible workspaces in the U.S. grew by more than 200% between 2014 and 2018—but being forced to work from home has shifted everyone's perspectives. After all, wouldn't it be great if you could work from home... but not from home?
What is Coworking?
If you've ever used a local coffee shop as a place to get work done, then you have an idea of what coworking is all about. But a dedicated coworking space is different because it's actually designed with the needs of remote workers in mind.
At a typical coworking space, you'll see individuals and groups all working independently on their own projects in a space that's made for working. Coworking spaces have all the amenities remote workers need, like Wi-Fi, printers, various workspaces, and conference areas.
Unlike a coffee shop, you won't feel like you're on display. And unlike a coffee shop, you don't have to keep buying a steady stream of coffee and scones to avoid feeling like a freeloader (but don't worry; many coworking spaces have coffee and snacks).
Coworking Spaces in Richmond
The number of spaces dedicated to coworking in the Richmond area has gone through the roof in recent years. Check out some of these amazing places convenient to Richmond homes for sale:

Roadways take us from Point A to Point B, but what if the street suddenly became the spot where we drank, laughed, and dined with our friends and family? Prepare to park yourself in the middle of the road for a picnic: parklets are coming to Richmond! If you're unfamiliar with the relatively new concept of the parklet, our real estate agents have a feeling that you'll love this innovative idea that brings the RVA community out into the street!
What is a Parklet?
Outdoor dining has always been a popular option, particularly in Richmond where our warm weather is limited during the winter. Having the opportunity to dine outside with our friends and family, enjoying the sunshine and cool breeze, is perhaps even more of a luxury in today's world. Richmond is preparing to turn streets within the Richmond city limits into a parklet so that restaurants can expand their seating options for diners to safely gather.
Think of a parklet like a tiny oasis right in the heart of Richmond. This temporary pop-up park is built in an area that is predominantly used for vehicular traffic like metered parking spaces or smaller roadways. The parklet takes this space and connects to the sidewalk to increase the pedestrian space available. In many instances, these spaces are positioned around popular areas such as restaurants and coffee shops to provide more space for patrons.
The concept of a parklet dates back to 2005 when a design group in San Francisco repurposed a parking space into a "people space". This was joined by a larger movement called PARK(ing) Day which is an annual act to bring attention to the need for more public spaces within urban areas.
Parklets in the RVA
Venture Richmond is taking the concept of parklets and using them to help restaurants while indoor capacities are still limited. The project called Picnic in a Parklet is easy for businesses to apply for online and will help them with design and getting permitting assistance for their parklet.
Other past parklet projects have included Robinson Street Association Parklet Project, which brought parklets near Stuart & Robinson and at Cary & Robinson, and Park(king) Day 2019 which brought parklets to local restaurants like Saison Market.
This initiative is one of the many ways our community is coming together to support small businesses. If these parklets are created, Richmond's community will be offered a new space to enjoy the outdoors comfortably and safely.
Would you like to live within walking distance of these proposed parklet locations? Want to be a part of a community that loves supporting local businesses? We can help! Contact us today to browse our Richmond homes for sale.

Moving to Richmond from out of state? Relocating from out of state is an exciting decision that comes with its share of unique challenges, but budgeting for your move doesn't have to be one of them. There will always be a few extra expenses when moving across state lines, but you can cut costs significantly by taking the proper steps. Our real estate agents know what it takes to relocate from out of state, and we've got 9 tips to help you save before you make your move to Richmond.
Research General Moving Costs
After you've finished shopping for Richmond homes for sale and found the perfect match, it's time to start planning your move. The first step is researching moving costs and discovering the options available. Compare costs from different movers to get an idea of how much you'll need to save.
Decide What You Need to Move
When you're making a long-distance move, every pound counts. One easy way to save is to leave behind large, bulky items you don't need, like old TVs or large pieces of furniture. Donate items you won't be taking with you, or sell them to offset moving costs.
To Hire a Mover or Rent a Truck?
Renting a truck and moving your possessions yourself can save significant money, but will also require a much steeper investment of time on your part. Consider whether you want to move yourself, or hire a moving company.
Request Quotes from Moving Companies
If you decide to go with a moving company, then the next step is comparing quotes. Each moving company will have its own rates, discounts, and added costs. Research reviews as well, to make sure you'll get your money's worth.
Find the Most Affordable Times to Move
If you're not on a rushed timetable, then you can also save by picking the right time to move. Summer tends to be the busiest season for moves, while winter is slowest. Relocating during the winter, when moving companies are less busy, can save you money.
Move Your Most Valuable Items Yourself
While moving companies can handle the big stuff, it's better to move your most valuable possessions yourself. Moving jewelry, heirlooms, collectibles, and other prized items can save you a bit of cash, and provide significant peace of mind.
A Yard Sale to Lighten Your Load and Generate Cash
Holding a yard sale before you move is a great way to save money while getting rid of items. Promote your yard sale locally, so everyone knows when to shop.
Set Aside Extra Cash when Possible
When you're planning a move, it helps to set aside extra cash. If you get a tax refund, a bonus from work, or other sudden influx of cash, consider setting it aside in a rainy day fund to help cover the costs of your move.
A Little Help from Your Friends
Prepping for your move is much more comfortable with a little help from your friends, and having your pals help with prep can also save you money. It's amazing what you can accomplish with some friends and a few pizzas.

One of the epicenters of culture in Richmond is the world-famous Dominion Energy Center for the Performing Arts. This performing arts complex in the heart of downtown features an assortment of three performance venues, an art gallery, and an educational facility.
If you want to see breathtaking and unforgettable performances, it's the place to get started.
When you visit our Center for the Performing Arts, you'll be seeing a piece of Richmond history up close. The Center has hosted musicians, artists, and performers from all around the world. Events take place every week: Everything from the Beatles to the Batsheva Dance Company.
And it is, of course, home of the Richmond Symphony Orchestra. One of the most celebrated of America's orchestra companies, it fields more than 80 musicians in most seasons. They give more than 200 performances and are seen by more than 200,000 people.
The touchstone of the Center experience is the Carpenter Theater. This historic venue has been fully preserved, maintaining an Old World feel alongside fantastic modern amenities. It is renowned for some of the best acoustics of any large venue in the country.
When you visit the lobby, you'll have the chance to refresh yourself at four fully stocked bars. Don't forget to chat with the theater's oldest resident, the handmade parrot, which dates from the 1928 opening and in whose honor the room's murals were designed. The theater, too, retains striking elements from the original design, including its midnight sky ceiling with new fiber-optic stars.
The Center for the Performing Arts is safeguarded by the Richmond Performing Arts Alliance, a 501(c)(3) charity that supports diverse local arts and education initiatives. It's partly thanks to them that the Center offers a wide range of kid-friendly events, both for education and entertainment, as well as a place where budding thespians and musicians can get their start.

With thousands of real estate agents in the Central Virginia area, it's tough for any one agent to win an award from the Richmond Association of Realtors. That's why we're absolutely delighted to announce that Napier agents were honored four times at the recent Richmond Association of Realtors at the 2018 RAR Awards and Officer Installation.
Our first congratulations goes to David Hamil, winner of the 2018 LaVerne A. Boschen, Jr. Outstanding Educator of the Year Award for his commitment to education for the Richmond Association of Realtors. David works through the association to train and certify that all agents are up to speed on new regulations, legal requirements and a host of other requirements that any agent licensed in Virginia must adhere to. David has been a member of the Napier team for almost 18 years, having managed two of our offices (Mechanicsville and West End) and is now an associate broker at our West End office now. Thank you, David, for your years of service and dedication to teaching Realtors in our area.
Named for her outstanding commitment to community service is the managing broker of the Napier ERA Tri-Cities office, Libby Gatewood. Libby has been a licensed real estate sales associate in the Commonwealth of Virginia since 1979 and obtained her broker license in 1982. She is a licensed certified residential appraiser and a licensed real estate instructor. Last but certainly not least, a hearty congratulations to Dianne Long, winner of the coveted Realtor of the Year award! Winners are chosen based on their faithfulness to principles and laws of organized real estate, efforts to encourage good real estate practice among other real estate brokers, time spent with press and general public explaining the real estate profession, as well as their work with the Richmond Association of Realtors, the Virginia Association of Realtors, and the National Association of Realtors. Winners are also chosen on the basis of involvement in community affairs and their business accomplishments. Dianne has served on several committees and is a past recipient of the RAR Lifetime Membership award and Outstanding Sales Associate of the Year award. Newly-opened and already picking up interest from locals, Tang & Biscuit Shuffleboard Social Club (quite a mouthful, we know!) represent an ambition to bring people together again. Tang & Biscuit opened at the end of August 2018 and proudly advertises itself as RVA's first shuffleboard social venue. The venue offers delicious food, ten full-size shuffleboard courts rented for an hour at a time, a 50-foot bar complete with Tang-inspired cocktails alongside the usual bar fare, live music, and a menagerie of other games to fill the time while visitors wait for a court to open.
If you are unfamiliar with shuffleboard, you may be confused at the business's name. In shuffleboard, the 'tang' is another term for the tool players uses to push a puck--or 'biscuit'--into a goal area to score points. Keeping with this theme, Tang and Biscuit's menu has plenty of Tang (yes, the tangy orange powdered drink) and biscuit-themed options. Don't worry, though! If that's not your style, Tang and Biscuit offer a variety of delicious tots, salads, beers, drafts, and wine alongside their trademark 'Tangtails' and 'Biscuit' menu items.
Tang & Biscuit COO Gary Chadwick has a clear goal in mind for the venue, and that is to create a place that is community-minded and as inclusive as possible. There's something for everyone at Tang & Biscuit, and so far the business seems to be living up to its hype.
Whether you're 5 or 95, nothing is stopping you from having a good time and making new friends along the way. So bring your kids, friends, parents, or grandparents, and have some fun! Tang & Biscuit workers are welcoming and would be more than happy to show some shuffleboard first-timers the ropes. Not a rookie to the game? Gather up a team of some shuffleboard-veterans and get involved in some league matches!

Unless you've already started your Richmond house hunt, the odds are pretty good you haven't heard about Scott's Addition yet. It's an exciting place to live and work, especially if you're among the legions of up and coming Millennial homebuyers here in Virginia.
Since 2015, Scott's Addition has been attracting a new generation of businesses and residents.
This hotspot became a center of Richmond culture back then as developers moved in to revitalize the area. Scott's Addition was a little-known industrial area at first, and it had only been in the headlines as the result of a minor scandal.
Scott's Addition sits on prime real estate southwest of The Diamond ballpark and bounded by Interstate 195. Investment began around 2010, but creative, eclectic small businesses started to sprout up in earnest around 2015. More and more people saw Scott's Addition as an opportunity.
Now, it shows its true colors as one of the most vibrant areas of Richmond.
Scott's Addition was conceived as a historic district, and it still has a number of fascinating treasures that set it apart. Among these are 284 buildings harkening to the origin of the area as a commercial and industrial hub. Its heyday ranges back to 1900.
Some of the key historic sites in the district include:
While maintaining its noteworthy past, Scott's Addition has also been looking toward the future.
The hard work of the Scott's Addition Boulevard Association has attracted lots of investment and plenty of interest to the area. The Association focuses on building up the charm, economy, and community of Scott's Addition – maintaining it as one of Richmond's hottest neighborhoods.
Both residents and businesses are welcome to join the Association.
Community collaboration has paid off for Scott's Addition. A recent survey showed that it is the #1 trending Millennial neighborhood in the entire state of Virginia. The reason why is a combination of cost-effective housing, quirky character, and forward-looking amenities.
The startup-friendly atmosphere in Scott's Addition attracts creative and innovative businesses to launch there. As a result, the area has some of the most fascinating cuisines in all of Richmond: You'll find robust, flavorful street food alongside Avante-Garde high cuisine.
The Big Kitchen, a drive-through gourmet food concept, is one of the most recent newcomers.
You'll also find Tang and Biscuit, Richmond's first shuffleboard club or The Circuit Arcade Bar with over 80 retro and modern arcade games, sports games, skeeball and pinball plus over 50 taps of craft, wine, and cider. These are just a few of the fascinating enterprises getting bigger and better in response to demand from enthusiastic Scott's Addition fans.
Blue Bee Cider, located in our historic Scott's Addition, is Virginia's first urban cidery. Blue Bee's ciders are made with Virginia heirloom apples known for their tannin, acidity, and flavor.
Richmond is soaring to new heights as the centerpiece of commerce and culture for a resurgent Virginia. Here at Scott's Addition, you'll have the opportunity to see it all up close.

Finding yourself with Richmond homes for sale on the mind? Our real estate agents have had the pleasure of showing new clients all around our city. Everyone asks us: "What's the best neighborhood in Richmond?"
Of course, Richmond has so much to offer that there's no one best neighborhood. It all depends on what you're looking for in your new Virginia home. No matter which neighborhood you choose, though, you'll love the way Richmond has incorporated beautiful trees, parks, and public areas into its city planning.
One of the most beautiful of these is Jefferson Park.
Although there are many green spaces to enjoy throughout Richmond, you won't want to miss out on Jefferson Park. Located on North 21st Street and East Marshall in the heart of the city, it is known for its breathtaking view of a spectacular skyline.
With plenty of open space, trees, and grass, Jefferson Park is a great place for a friendly game of catch or Frisbee. Many people come to visit on a regular basis, particularly on the weekends, when barbecues on the public grill are common.
The central fountain in Jefferson Park is named in honor of the "Ambassador of Compassion" Alicia Rasin, a longtime friend of the park and community supporter. In the area, you'll find a bandstand, tot lot, and areas to rest and relax.
The park also plays host to a complete exercise trail, a ball field, and two tennis courts. Hikers like to use Jefferson Park as the start and endpoint for their journeys on the hiking trails that run throughout the Blackwater Creek Natural Area, accessible from the park.
These days, Jefferson Park is known as one of the most peaceful places in Richmond. However, it does have a colorful history. Far below the park is the Church Hill train tunnel, which gained notoriety for a series of strange occurrences that caused it to be abandoned back in the 1920s.
Although Jefferson Park is a serene and welcoming urban oasis all year round, its position on a high bluff overlooking the Union Hill neighborhood makes it particularly popular in July. It is often the site of Independence Day fireworks and other fun festivities.
Richmond is famous for its amazing historical sites, Virginia Commonwealth University, and the Monument Avenue 10K – which attracts about 40,000 participants every year.
But, sometimes, it's the smaller things in life that make a difference. Having gorgeous Jefferson Park right within reach will help when you want to slow down and appreciate nature.
The sooner you get started with your house-hunt here in Richmond, the sooner you could find yourself surrounded by the splendor of one of America's finest parks.

Contact Napier ERA when you're buying or selling homes in the Richmond area. We'd love to do a little bragging about why Richmond is such a great place to make your home.
From the pillars of the Virginia State Capitol to the lush greenery of the Lewis Ginter Botanical Garden, Richmond is without a doubt one of the most beautiful cities in America. Anywhere you look in Richmond something catches your eye. And if you're a history buff or a lover of beautiful architecture, you don't need to look any further than Monument Avenue.
Richmond boasts a rich history, and nowhere is that better displayed than along the beautiful Monument Avenue. It's one of the must-see sites in town. So if you're in the area touring Richmond homes for sale, be sure to set aside a little time to check it out.
A Stroll Through History
Monument Avenue was conceived initially as a site for a memorial statue of General Robert E. Lee after his death in 1870. The statue was unveiled in 1890 and was joined by a host of other monuments in the years following. Only after the turn of the century did Monument Avenue begin to transform into a residential street, and quickly became one of the most desirable places to live in the city, with dozens of vast, splendid homes popping up rapidly along the asphalt block-paved street between 1900 and 1925.
Today, many of those homes exist virtually unchanged and represent an incredible link to Richmond's past. Monument Avenue is a designated National Historic Landmark District and resides on the National Register of Historic Places.
Monument Avenue offers an opportunity to explore the architectural styles of a bygone era, including the Colonial Revival style that was popular at the time, along with a smattering of Spanish Colonial, Tudor Revival, French Renaissance and Italian Renaissance-style homes. Many buildings along Monument Avenue were designed by the greatest architects of the early 20th century, like the fetching Branch House, designed by John Russell Pope in 1917.
Exploring Monument Avenue
The monuments of Monument Avenue, many memorializing Virginian Confederate veterans of the American Civil War, sparked controversy when they were first built. These statues, however, are only a small part of what makes Monument Avenue so striking. It's a broad, tree-lined avenue flanked by magnificent mansions, and churches, and shaded by towering oaks and sugar maples. Strolling down its sidewalk is like stepping back in time.
Overall, there are 263 residential, religious, and commercial properties on Monument Avenue and adjacent West Franklin Street that make up the National Historic Landmark District each having its own story to tell.

Stone Brewing is one of the big local names, and it always has a surprise in store.
One milestone that locals remember every year is the annual Stone's Throw Down, always sponsored by Stone Brewing. It's the top local music and craft beer festival, and it's taking place on Brown's Island this coming Saturday, September 8.
Music and craft brews go hand in hand, and that's obvious at the Stone's Throw Down.
In an industry that moves fast and is known for its compelling stories, Stone's Throw Brewery still stands apart: It's been around since 1996, riding one of the earliest waves of the next-gen brewing craze. And it's been running Stone's Throw, the biggest local party, for many years.
Tickets are just $15 to $20 depending on when you lock in. Everything goes to benefit deserving charities that contribute to a thriving Richmond: The Virginia Capital Trail Foundation, Venture Richmond, James River Association, and Neighborhood Resource Center of Greater Fulton.
Smooth craft brews are a big draw, and you'll get to enjoy all of the biggest hits produced by the legendary Stone Brewery. Of course, the musical acts are the real highlight here.
The roster of top local and national talent will include:
Brown's Island is the remarkable venue for this spectacular music extravaganza. Right on the James River, the island is the hot spot for touring musical acts from around the country. It also hosts the Friday Cheers Concert Series and is a popular waypoint during charity marathons.
Keep your eyes peeled for the historical exhibits and public art that enliven Brown's Island as you mingle with other music fans. A full range of amenities will be available, and you'll also be able to bring your folding chairs to the show if you wish.
With Stone's Throw and its other events, Stone Brewing has contributed more than $3 million to nonprofits in its two decades of operations. When you choose to attend the festival, you'll become part of the story that has helped so many in Richmond.

When it comes to truly special outings in Richmond, you won't want to miss dragon boating!
Thanks to its position on the James River, Richmond is known for a wide range of amazing water sports. Teams come from all over the United States to practice in many different forms of rowing and racing – but nothing is quite like the International Dragon Boat Festival.
In this outstanding competition, teams of 20 synchronized paddlers will race 500 meters in splendid 40-foot canoes. Each team is aided by a drummer, who keeps the rhythm they need to work together, and a steersperson who will help coordinate and lead the team to victory.
That alone would be enough pulse-pounding action for any fan of water sports – but it gets better.
You see, each of these boats is a spectacle in itself. The canoes have been carefully crafted to reflect Chinese styling, with dragon heads and tails straight out of mythology. Social groups, businesses, and even groups of professional athletes have all participated in the past.
In fact, the International Dragon Boat Festival has long been regarded as a great way for various organizations – from clubs to families – to build new ties within the community. And, of course, it's a family-friendly outing that anyone can enjoy.
The International Dragon Boat Festival takes place in August every year: This year, it'll all be on Saturday, August 11th beginning at 6:30 am with the team captain check-in; the first race launches at 8:30 am, and an unforgettable cultural performance happens at 11:30 am.
Each participating team is guaranteed three races, one team practice session in the week just prior to the event, a team tent, all equipment – boat, life vests, and paddles – and a highly trained steersperson.
No matter whether you want to participate or spectate, Richmond is the one and only place where you can enjoy the excitement of the International Dragon Boat Festival. Get in on all the action by taking advantage of the great real estate opportunities offered by beautiful Richmond.

With Richmond homes for sale, you're within an easy trip of some of the top sports venues around. At Napier ERA, our real estate agents will be glad to let you know about all of the amazing opportunities for a day out – but the real "big game" is helping you find a new home.
But you don't have to go to the Major League for an amazing time at the ballpark.
Minor League games bring their own type of fun, and you can catch rising talent as they build the skills they need to compete at a different level. The Minor League may not make huge headlines, but it can provide endless fun to a whole community. And in Richmond, you have an opportunity to enjoy it whenever you wish.
Yes, Richmond is home to one of the most celebrated Minor League teams. They're the Richmond Flying Squirrels, and you'll see them in action right in our amazing town.
The Flying Squirrels are the Double-A affiliate of the San Francisco Giants and were formerly known as the Connecticut Defenders. They play right in Richmond, VA at The Diamond – which offers a capacity of more than 9,500 seats when the Flying Squirrels are playing.
The Diamond broke ground in 1984 and officially opened in 1985. It was renovated as recently as 2009 with all-new seats, major remodeling, and a variety of new amenities. All this effort – at a cost of more than $1.5 million – has ensured one of the best Minor League venues anywhere.
In 2011, the park was enhanced even further. The scoreboard was made even more striking and easy to read, while beautiful new party decks were added to the upper level. That gives visitors the opportunity to have a truly memorable time while watching a great Richmond game.
As for the team itself, the name was chosen through a reader contest at the local Richmond Times-Dispatch newspaper. After the contest concluded in October, 2009 the new team logo was unveiled in December. Who doesn't love flying squirrels?
The mascot, Nutsy, can be found soaring high overhead whenever the team is playing.
Naturally, the Flying Squirrels can be enjoyed throughout the Minor League baseball season, which opens in the first week of April every year. It runs through the whole summer and it typically has its last major game all the way in September.
Of course, training and other events continue to go on throughout the year. Some of these are even open to the public. The stadium is also known for its 4th of July fireworks show, which has been consistently sold out for nine years in a row.

Richmond homes for sale put you within reach of some of the most historic areas in Virginia. Our real estate agents will be glad to show you all the real estate opportunities the area offers – but you'll definitely want to make time to explore the history on your own!
One of the best ways to combine that look into history with some outdoor fun is to go bicycling on the Virginia Capital Trail. It's an enjoyable way to get acquainted with some of the most captivating sights. Plus, you'll benefit from one of the best-maintained trails in the region.
The Virginia Capital Trail runs 52 miles through the heart of the state. It was conceived in the 1990s but broke ground in 2005 at one of the most historic places in the nation: The location of Jamestown, Virginia, the first permanent English settlement in the Americas.
With a start like that, you can imagine that there'll be plenty to see and lots to learn on the trail, and you'd be right. Although it only opened in October of 2015, it has already proven to be one of the most sought-after ways for history buffs to soak in the ambiance of Virginia.
You'll pass dozens of historic properties on this scenic byway. Many areas benefit from a lush canopy of trees, giving you more shade so you can relax and enjoy throughout most of the year. Unlike many other major hiking and cycling trails, it remains popular in summer.
Of course, you can take the trail at any pace you desire – but it's intended to be a good fit for cyclists of all skill levels. You'll need to know these important facts before you get started:
The story of Richmond, Virginia is far from over, and you can be part of it. Make your mark in Richmond when you contact Napier ERA today.
Our real estate agents have many years of experience with Richmond homes for sale. Not only have we had time to learn all about the best real estate opportunities in Richmond and the surrounding communities, but we're very familiar with what makes the area special.
You'll find that the area around Richmond is dotted with beautiful parks that offer all kinds of outdoor activities to enjoy year round. Although there are many to choose from, North Bank Park is one you'll definitely want to put at the top of your list when visiting Richmond.
North Bank Park is one of the things that makes living in Richmond great.
You'll find it right at the south end of the town's storied Texas Avenue, almost as close as your own backyard. It's known to many of the locals as Texas Beach because of the many secluded, sun-soaked beaches where you can find warm sand and sunbathing rocks.
Sitting on the north bank of the James River, the park gets the most sunshine from October to March. Longer days give you plenty of time to enjoy the "lost in nature" feeling that North Bank Park does best of all – whether you enjoy hiking, mountain biking, or simple nature-watching.
Here's what you can expect when you visit:
Since the Main Section tends to get more traffic all throughout the year, those who want to enjoy peace and solitude tend to remain around Texas Beach. This is especially true of those who want to enjoy the best water sports: The area is especially known for snorkeling.
Snorkelers will have the outstanding opportunity to explore with much more freedom than they can find at other popular snorkeling destinations like Pony Pasture or Belle Isle. Seasonal low river levels make it easier to navigate and to spot local critters like fish, turtles, and snails.
You'll even find neat river-bottom treasures like driftwood and sunken boulders.
Lower water levels in the dry months also make virtually all of North Bank Park safer for young children. North Bank Park is a popular proving ground for all sorts of youth scout organizations.

Not only does our team have all the inside insight you need to buy in Richmond, our knowledge of each Richmond-area neighborhood is second to none.
Every neighborhood has something special, and you can find truly special things in Richmond. The area has a unique charm and a place in American history unlike anywhere else.
In fact, Richmond itself is known for one of the most famous moments of the Revolutionary War: The famous "Give me liberty or give me death" speech delivered by Patrick Henry.
Patrick Henry was considered one of the greatest speakers of his day and made an indelible impact on the Revolutionary era. An Anglican minister and largely self-taught lawyer, he began his rise to prominence just before the Stamp Act, which inflamed anti-Crown sentiment.
Although many amazing speeches and writings came from this period, Henry's "liberty or death" is an iconic example still widely cited and quoted today. It helped give many other influential Virginians the courage to support the burgeoning independence effort.
It's said that Henry spoke from no notes while giving his oration. George Washington was one of the witnesses; he did not mention the speech in his letter to wife Martha written the next day, because documenting what was said might lend weight to a charge of treason by the Crown.
The speech was delivered right here in Richmond, and many monuments and historic buildings still commemorate it. Following the speech, Henry went on to become one of the most successful politicians of his time – his career spanned more than thirty years.
He was elected first Virginia governor and also served four additional terms.
St. John's Church in Richmond was the site of Patrick Henry's legendary speech.
Built in 1741, it is now the oldest church in Richmond. It is a National Historic Landmark and still serves as an active place of worship. Every year, it attracts thousands of people from all over the United States and the world who want to witness Patrick Henry's legacy firsthand.
Of course, there are regular guided tours departing right from the St. John's Church gift shop.
You won't want to miss out on all the other events that take place throughout the year, especially in the summer. Free re-enactments of the "liberty or death" speech are given every Sunday throughout the summer, usually starting at 1 p.m.; optional tickets are just $6.
Visitors often take time to visit the church cemetery as well.
Although Patrick Henry himself does not rest here, a number of notables have been buried at St. John's. Some of these include signer of the Declaration of Independence George Wythe and Elizabeth Arnold Poe, the mother of Romantic-era author and literary trailblazer Edgar Allan Poe.

Richmond is a modern city with new job growth and a healthy economy. That's a big reason why people of all ages are moving here. At Napier ERA, we are thrilled when new residents contact our office. We not only love to show them Richmond homes for sale, but we also like to tell them about Richmond and our surrounding communities of Midlothian, Colonial Heights, Powhatan, Glen Allen--just to name a few.
Our real estate agents live and work in this community. While we could talk endlessly about our favorite things to do in Richmond, one thing we all agree upon is the Riverfront Canal Walk is a don't miss experience. Here's why.
The Riverfront Canal Walk is a 1.25-mile path located between 5th and 17th Streets along the James River. It is wide enough for bicycles, pedestrians, and even Segways! Along this walk, you can experience Richmond in a way that is unique to our city.
Whether you are looking for historic monuments, museums, nature, or even pizza, you can find it on the Riverfront Canal Walk.
You can also swim or float the river, either in a tube or in an actual river raft. There are even some rapids roaring through the downtown area, so you can have an adventure right in the middle of the city. Not too many cities can claim that! There are river rafting outfitters right downtown, so your adventure awaits.
The canal system in Richmond dates back to the days when George Washington roamed our streets. It is said he was the brainchild behind the canal system, with his visionary goal of connecting the harbors on the east with the trade opportunities on the west. Today there are canal cruises and even private charters available on both the James River and Kanawha Canal. The cruises are seasonal (from April to November), but it's an activity everyone who comes to Richmond should absolutely do.
If you're considering relocating to Richmond, you'll want to spend some time getting to know more about our city's famous history. Monument Avenue in Richmond is just off the Canal Walk, and the entire street is a historic landmark.
There are lots of beautiful statues in this area (and throughout the rest of Richmond), and one of our favorites is the touching statue of Abraham Lincoln and his son, Tad, which sits on the hill behind the Richmond National Battlefield Park Visitors Center. The story goes that the President and his son visited Richmond in 1865, shortly after the Capital of the Confederacy had been burned. You can almost hear President Lincoln explaining about the perils of war as you look at this beautiful bronze statue.
Back on the Riverfront, you're bound to find a festival, concert or other activity going on, and the old buildings and warehouses around this part of the city are becoming extremely popular places to live and work. There are lofts and coffee shops, galleries, shopping and more than 160 restaurants to choose from. And because Richmond is a walkable city, you'll want to get out and explore as much as you can. The weather will likely cooperate, with moderate temperatures nearly all year long, and far more days of sunshine than rain.
Richmond is a vibrant and fun city -- one that honors its past but isn't stuck in it. If you are considering moving to Richmond, we hope you'll let us share our enthusiasm for our city and provide our expertise in helping you find a new home. Contact Napier ERA to make an appointment to see both beautiful homes and tour our wonderful city with us.

Morse, oversaw the dismantling process and piece-by-piece delivery to the Windsor Farms site overlooking the James River where it has stood since 1926-27. He also supervised the reconstruction, updating the mansion with modern conveniences.

For the first time since the 2008 housing bubble, homes are going on the market en masse – and the Richmond, VA housing market is one of the hottest places in the United States.
Napier ERA President Jim Napier put this into perspective in the June, 2017 publication of Richmondmag.com:
"Six months' worth of inventory is considered a normal market that favors neither buyer nor seller. On average, the Richmond region has a little more than four months of inventory based on home sales from the first quarter of 2017."
Conditions remain tight throughout desirable Richmond areas:
The seller's market in Richmond is an inspiration for communities all throughout the United States that want to see a vibrant housing market. And who is the economic engine behind it all? It's Millennials--the oldest of whom are about 35 today.
Institutions have long undervalued Millennial purchasing power. The effects of structural issues like the economic downturn coupled with huge and rising student debt have given the generation a pragmatic streak that looks askance at luxury items like diamonds and sports cars.
Now, however, Millennials are entering the housing market in greater numbers.
Suppressed earnings caused by weak economic conditions have given way to a robust employment market granting Millennials a chance to start fresh at building a family and pursuing homeownership.
With $200 billion in buying power and representing about 25 percent of the population, Millennials have come roaring onto the scene – bringing a merciful end to years of think-pieces and stale jibes about avocado toast.
Still, it's essential to approach the Richmond market with eyes open.
Thanks to its many career and educational opportunities, paired with unbeatable amenities and a welcoming community, Richmond is a Millennial magnet.
To make the most of all it has to offer, Millennial home buyers should keep these steps in mind:

Throughout the years, the building changed hands numerous times, and served many purposes, including many years as a private residence. October's changing weather and earlier sunsets bring thoughts of Halloween. If your inner child feels the ghostly pull of haunted places, perhaps it's time for a visit to our Historic Hollywood Cemetery. It's located in Richmond's Oregon Hill neighborhood at 412 South Cherry Street. If the possibility of a ghostly encounter doesn't scare you, you can walk (or run) through the grounds or even sign up for a tour.
While our real estate agents value Hollywood Cemetery for its national historical significance, we also recognize it as the perfect place to generate Halloween inspiration.
Cemetery founders, William Haxall and Joshua Fry, commissioned Architect, John Notman, to design a cemetery at a vast property called Harvie's Woods. As the work began, Notman recommended the name "Hollywood" for the proliferation of Hollywood trees on the site.
Hollywood Cemetery is the final resting place of a long list of notable Americans. In 1969 the site was added to the National Record of Historic Places and the Virginia Landmarks Register. It's also listed as a United States Historic District.
Hollywood Cemetery is known nationally as a historic venue. But over the years, it developed a higher profile as the home of hauntings and unusual events.
No one knows if these eerie cemetery tales are true, but they could be. Hollywood is 130 acres of aging monuments memorializing centuries of buried dead. Its history includes horrible deaths in a collapsed underground tunnel, thousands of dead Confederate soldiers and an iron dog watching over a toddler's grave. Given the colorful history, it's the perfect environment for ghostly happenings.
If you're more interested in Hollywood's history than scary experiences, you can track down graves or tombs for President, James Monroe, President, John Tyler, a Supreme Court Justice, and six Virginia governors.
A monument of Confederate President, Jefferson Davis, stands over his grave.
There's a 90-foot stone pyramid marking the spot where 18,000 Confederate soldiers are buried. The identities of 11,000 of these soldiers remain unknown.
One of the best-loved monuments in the cemetery is the cast-iron Newfoundland dog standing guard over a grave of a two-year old Richmond girl. There are a number of versions of how the Iron Dog came to rest by the little girl's grave.
If you're interested in getting up close and personal with Hollywood Cemetery history and scary legends, you have several tour options:
It's not uncommon for people who own homes in Richmond to add the Hollywood Cemetery at the top of their list to show guests and visitors. If you're interested in relocating to this area, our professionals can help. Contact Napier ERA if you're thinking about buying or selling your home in Richmond, Virginia.
